Tucson Property Management Pricing and Fees

• 10% of the monthly rent collected while the property is occupied
• No monthly management fee while the property is vacant

• 15% of the rent collected

• $200 one-time account setup fee per property
• $150 new-tenant fee
• $75 for additional property inspections

Additional property-specific or extraordinary service charges, when applicable, will be disclosed in the written management agreement.

• For qualifying properties, Genesis does not charge the standard monthly management fee while the property is vacant. The monthly management fee is calculated from rent collected after the property is occupied.

• Our first owner-payment processing run occurs on the 10th of each month. ACH transfers may require additional business days to appear in the owner’s bank account. When a tenant pays rent late, the owner’s payment may also be delayed until the tenant’s funds have been received and cleared.

• Owners are generally required to maintain a reserve beginning at $350. A larger reserve may be required depending on the number of properties being managed, the property’s condition, or the complexity of anticipated maintenance.
